Popcorn and stipple ceilings: a Toronto special
If your home was built before the 1990s, there's a good chance your ceiling is textured — popcorn, stipple, or knockdown. These finishes were popular for a reason: they hide imperfections and absorb sound. They're also a nightmare to match.
When part of a textured ceiling gets damaged, you have three options:

Texture-matched patch
We repair the damaged section and match the existing texture as closely as possible. Honest reality: a perfect blend on textured ceilings is very hard — even pros leave a slight ghost. We'll tell you upfront what the result will likely look like.

Repair and skim coat the whole ceiling
Rather than match texture, we patch the damage and skim the entire ceiling smooth. Costs more upfront but you end up with a clean modern finish.

Texture removal first
If your ceiling is stipple or popcorn from before 1980, it may contain asbestos. Don't scrape it yourself — get it tested. We can refer you to a licensed abatement company before we do any repair.

Assess the cause first
Before we touch the ceiling, we need to know what caused the damage. If it's water, has the leak been fixed? If it's sagging, is there structural concern? We won't patch a ceiling that's still actively getting wet — that's just hiding the problem.
Set up access and protection
Ceilings mean ladders, drop sheets, and serious dust control. We mask floors and furniture, set up a containment area for sanding, and bring our own work lights. Condo work includes booking elevators and registering with property management.
Cut out compromised drywall
For water damage, anything stained, soft, or sagging gets cut out cleanly. For cracks, we open up the seam to remove failed tape. For holes, we square the edges. Whatever's left has to be solid.
Patch, tape, mud, sand
A new drywall piece is screwed into joists or backing. Seams get taped — mesh for small jobs, paper tape for stronger seams. Two to three coats of joint compound, with full drying time between each. Sanded smooth, edges feathered.
Prime, texture match, and hand off paint-ready
We use a stain-blocking primer for water-damaged repairs — without it, the stain will bleed through your final paint within weeks. If the ceiling is textured, we match the texture before priming. Painting can be added or left for your painter.

Standard 8' ceilings are baseline. 9' and 10' ceilings need taller ladders or scaffolding — add 15–25%.
Texture matching
Smooth ceilings are simpler. Popcorn or stipple texture matching adds time and rarely blends perfectly.
Condo vs. house
Condos add elevator booking, parking, dust control protocols, and sometimes condo board approval. Factored in honestly, not padded.
Painting included
Stain-blocking primer is typically included on water damage repairs. A full ceiling repaint is usually $200–$500 extra depending on size.
