Whole-home deep cleaning between tenants
A standard clean wipes what you can see. A turnover deep clean goes after what the last tenants left behind: grease, soap scum, dust on every ledge and the corners nobody checks until the walkthrough. Here's what we clean, room by room.

Not included in a standard turnover clean
Mould remediation, pest treatment, biohazard or hoarding cleanup, exterior window washing and professional carpet steam-cleaning. If we spot any of these when we arrive, we tell you before we start, not after.
Cleanout and disposal of items left behind
Pillows, bedding, boxes and general clutter: we clear out the small items left behind, clean the space behind and underneath them, and then deep clean once the home is actually empty. Furniture, mattresses and beds are handled by our Disposal add-on, so you still don't need a second vendor to get the unit empty. That order matters: cleaning first means cleaning twice.

What we can't take

We take everything to licensed disposal and recycling facilities and tell you upfront if anything can't be taken.

Backyard and exterior tidy-up
Tenants' yards get away from them: matted leaves, overgrown edges, bags of debris by the fence. First impressions start at the curb, so we clear it as part of the turnover.

This is a light tidy-up for small residential yards. It isn't full landscaping, tree removal or large hedge work. If a yard needs more, we say so in the quote.

Touch-ups and small repairs before the next tenant
Moving furniture out shows what was hiding behind it. While we're already on site, we can fix the small stuff so you don't need another visit. Repairs are done before the final clean, so the unit is left clean, not dusty.

Scope & process
What's the difference between a deep clean and a move-out (turnover) clean?
A standard clean keeps a lived-in home tidy. A deep clean goes further: baseboards, door frames, inside cabinets, built-up grease and soap scum. A turnover clean (also called move-out, end-of-lease or end-of-tenancy cleaning) is a deep clean done in an empty home, focused on the details landlords and incoming tenants notice at the walkthrough. Ours also includes clearing the small items the last tenants left behind, and large items like a mattress or couch can be added with our Disposal service, because you can't properly clean around them.
What's included in your rental turnover cleaning?
Every turnover starts from the same checklist: kitchen, bathrooms and washrooms, bedrooms and living areas, dusting of all surfaces, and vacuuming and mopping of floors. You can add Disposal of furniture and mattresses, a yard tidy-up and small repairs to the same booking. The full room-by-room list is in the deep-cleaning section above, and we confirm the exact scope in your written quote so there are no surprises.
Do you clean inside the oven, fridge and cabinets?
Cabinet and drawer interiors are part of a turnover clean. Inside the oven and fridge is included when the appliances stay with the unit. If an oven is heavily baked-on or a fridge has been left unplugged and dirty, tell us up front so we can quote the extra time.
Can you remove mattresses, furniture and other items the old tenants left?
Yes, as a premium add-on. Small items such as pillows, bedding, boxes and general clutter are cleared as part of the cleanout. Mattresses, box springs, beds, sofas, tables and other furniture are covered by our Disposal add-on, priced separately. We can't take hazardous materials such as paint, solvents, propane or batteries, or medical waste. Because different rules apply depending on how a tenant left, we ask you to confirm in writing that the items are yours to dispose of before we haul.
Do you also handle the backyard or exterior?
We do a light tidy-up: clearing leaves and debris, trimming small shrubs and weeds, bagging yard waste and sweeping walkways, porches and patios. It suits small residential yards. Full landscaping, tree removal and large hedge work are outside what we do on a turnover, and we'll say so in the quote rather than promise it.
Do you clean condos, apartments and basement suites, or only houses?
All of them. We clean detached and semi-detached houses, townhouses, condos, apartments and basement suites. For condos, tell us about elevator booking, loading-dock access and parking so we can plan the day around your building's rules.
Can you do small repairs and touch-up painting during the turnover?
Yes, as add-ons priced separately from the cleaning: wall patching and touch-up painting, re-caulking tubs and sinks, door and hardware adjustments, and light-fixture or bulb replacements. Repairs are done before the final clean so the unit is left clean, not dusty. See our interior painting and caulking pages for more.
Pricing & scheduling
How much does move-out or turnover cleaning cost in Toronto?
It depends on the size of the home, its condition, how much needs to be removed and whether you add the yard or repairs. We give a written, itemized quote after seeing photos or the unit, and the quote is the price unless the scope changes, in which case we tell you before doing extra work. The fastest way to a number is to request a quote online.
How long does a turnover take?
A small condo can be done in a few hours. A full detached house with a cleanout typically takes a crew most of a day, and heavier jobs can run into a second day. We confirm the estimated time when we quote.
How far ahead should I book?
When you can, book 5 to 7 days ahead. Many tenancies end on the last day of the month, so the last week of every month, especially July 31, August 31 and October 31, is the hardest time to find a slot. If your dates are tight, send the request anyway and we'll tell you honestly what's possible.
Do I need to be there?
No. Many landlords and property managers give us access by key or lockbox, and we send completion photos when the work is done. If you'd like a live walkthrough at the end, we're happy to arrange one.

Who is responsible for cleaning a rental between tenants in Ontario?
Under Ontario's Residential Tenancies Act, a tenant must leave the unit reasonably clean, often described as "ordinary cleanliness", and the landlord is expected to give the next tenant a clean, safe unit. In practice, when an outgoing tenant leaves a unit that isn't up to that standard, landlords book a turnover clean before the next move-in. This is general information, not legal advice; the Landlord and Tenant Board's website is the best place to confirm your situation.
Can a landlord force a tenant to pay for professional cleaning in Ontario?
Generally not. Legal experts point out that the Residential Tenancies Act sets an "ordinary cleanliness" standard, and lease clauses demanding professional cleaning are generally not enforceable at the Landlord and Tenant Board. If a tenant leaves excessive dirt or damage, a landlord can apply to the LTB for compensation, supported by photos and the move-out inspection. That's why documentation matters, and why we send completion photos. This is general information, not legal advice.
Will a move-out clean get my deposit back in Ontario?
Ontario doesn't allow landlords to collect a security or damage deposit. The deposit they can ask for is a rent deposit, up to one month's rent, that is applied to the last month of the tenancy. So there's no "cleaning deposit" to recover. What a thorough clean does is help the unit pass the move-out walkthrough and reduce the chance of a claim for excess cleaning. Be cautious of any cleaner promising a "deposit-back guarantee" in Ontario.
What can a landlord do with belongings a tenant leaves behind in Ontario?
It depends on how the tenant left, and the Residential Tenancies Act sets out different rules for different situations. For a unit a tenant has abandoned, a landlord generally needs either an LTB order or a written notice to the tenant and the Board, then must wait 30 days before disposing of most belongings, although unsafe or unhygienic items can go sooner. The LTB's brochure "Property Left Behind When a Tenant Moves Out" explains each scenario. We haul once you confirm you're authorized to dispose of the items.

What if the unit has mould, pests or serious damage?
Tell us before we start, or we'll flag it when we arrive. Mould remediation, pest treatment and biohazard cleanup need licensed specialists and aren't part of a standard turnover. We can coordinate the deep clean and any repairs after they've done their work.
Do you work with property managers on multiple units?
Yes. Property managers get a single point of contact, a consistent scope for each unit type and itemized invoices per unit. If you turn over several units a month, ask about scheduling ahead so slots are reserved.
