Why substrate prep is the part you don't see — and the part that matters most

Most tile problems aren't tile problems — they're substrate problems that show up months or years later as cracked grout, lifted tiles, or a leak behind the wall. Before any tile goes down, we check the substrate for flatness, address any unevenness with self-leveling compound where needed, and confirm the surface can actually support the tile format you've chosen — large-format porcelain in particular demands a near-perfectly flat base.

Full demolition and substrate inspection when tiling over existing tile isn't a safe option.

The finish is only as good as the prep

We don't tile over problems. If the substrate isn't flat or a wet area isn't properly waterproofed, we fix that first — and around the tub, shower, and vanity, fresh caulking is the last line of defence at every joint.

  • Pattern complexity — herringbone and diagonal layouts add roughly 15–25% to labour
  • Substrate condition — self-leveling compound where the existing surface isn't flat
  • Old tile removal, where applicable — standard single-layer demo is included; removal of multiple layers, embedded adhesive, or hazardous material is quoted separately
  • Heated floor systems — adds roughly $8–12/sq ft where installed under tile
  • Tile format — large-format and natural stone require more careful handling and setting time

If we find something behind the wall

Some conditions can't be seen until demolition — failed substrate, water damage, or old adhesive that won't release cleanly. When we find one, work stops. We photograph the condition, issue a written change order with the cost, and proceed only once you've signed it.
